(a) Aiortgagee is authorized at any time, without notice, in its sole discretion to enter upon and take posscuion of thc
premises or any patt thereof, to pectorm any acts Mortgagee deems necessary or proper to conun•e the secu~ity and to coUect
and receice all rents, iuues and protits thereof, inciuding those past due as well as those accruing therca[ter, and
(b) Ilfortgagee shall be entitled, as a matter oi strict right and without regsrd to the ~•alu~ or occupancy of the security,
to ha~•e a recei~•er appointrc! to entcr upon and take posseuion oi the premis~s, coilcct the rents and protits there(~om and :~pply
the same as thc court may direct, such receiver to ha~•e all the rights and puwers pe~mitted under the laws o[ Florida.
In either such case \iortgagee or the receiver may also take possession of, and tor thes~ purpous use, any and all p~rsonal
property contained i~ the premises and used by 1lfortgagor in the rental or leasing thereof or any part thereot. The expcnsr
(inrluding receivei s fees, cowuel (ees, costs and agent's cumpensation) incurred pursuant to the {wwers hrrein containrd sh:~ll
be secured hereby. I~fortgagee shaU (after payment of all costs and expenses incurrecl) apply such renu, iuues and protits rec~i~~eci
by it on the ind~bteclness secured hereby in such order as biortgagee determina. The right to enter ~nd take poss~ssion ot s~id
propcrty, to manage and operate the same, and to collect the renu, issues and profits thercof, whether by a r~cei~~~r or oth~rwise,
shal! be cu~iulati~•e to any other right or rcmedy hereunder or afforded by law, and may be exercised concurrently ther~with
or independerttly thereof. Mortgag~e shall be liable to account only for such rents, issu~s and profiu actually r~ceired by Afortgagee.
14. If the ind~btedneu secured hereby is now or hereafter further secured by chattel mortgages, piedg~s, contracts of
guaranty, assignments of leasa, or other securities, or if the premises hereby encumbered consisu of more than one parccl,
Hiortg:?gee may at its option exhaust any one or more oE said securities and the security hereunder, or such parcels of the security
hereunder, either concurrently or independentl~, and in such order as it may dctermine.
15. \o delay by Mortgagee in exercising any right or remedy h~reunder, or otherwue a(forded by law•, shall opcrate :u a
waia•er thereoi or preclude the exercise thereoi during the continuance of any default hereunder. \o waiver by ':liortcagee o! a~y

16. ~Vithout af(ecting the liability of any penon( other than any penon releascd pursuant hereto) [or payment of any
indebtedness secured hereby, and without affecting the priority or extent of the lien hereof upon any property not speciCcally
rclc~sed pursuant hereto, riortgagee may at any time and from time to ti~ne, without notice and without limitatiun as to an~-
legal right or pri~•ilcge of 1liortgagee:
(a) Releau any person liable for payment of any indebtedneu secureci hereby.
(b) Extend the time or agree to alter the ternu of payment of any of the i~debtedneu.
(c) Accept additional security of any kind.
(d) Release any property securing the indebtedness.
(e) Consent to the creation of any casement on or over the premiscs or any covenants restricting use or occupancy thereot.
17_ Any agreement hereafter made by Mortgagor and \fortgagee pursuant to this mortgage shall be sup~rior to the rights
of the holder of any intera•ening lien or encumbrance.
18. 1ltortgagor hereby waives all right of homestead exemption in the property subjecC to this mortgage.
19. The cor•enants and agrcements herein contained shall bind and the benefits and advantages shall inure to the respecti~~e
heirs, executors, administraton, succasors and assigns of the parties hereto. ~Vhere~•er used, the singular numb~r shall include
the plural, the plural the singulu, and the use of any gender shap be applicable to all gendea. All covenants, agreemenu and
undertakings shall be joint and several. In the evcnt additional numbered covenants are for com•enience inserted in this mortgage
following the legal dacription, such additional covenants shall be read and gi~•en effect az though lollowing this co~•enant in

consecutive order.
~ 20. Any deficiency in the amount of such aggregate monthly payment shall, uniess made good by the 1lfortgagor prior to
j , the due date of the next such payment, constitute an event of detault under this mortgage. At 111ortgagee's option, Mortgagor will
~ pay a"late charge' not exceeding tow per c~ntum (4~/0) of any installment when paid more than (i[tcen (15) days after the ~
