Mortgagor fully warrants ihe title to said land and will defend the same against the lawful claims
of all persons whomsoever, and agrees: -
1. To make all payments required by that note and this mortgage promptly when due.
2. To pay all taxes, assessments, liens and encumbrances on that property promptly when due.
If they are not promptly paid the Mortgagee may pay them without waiving the option to foreclose,
and such payments, with interest thereon from the date of payment at the same rate as specified in ~
that note, shall also be secured by this m¢Ftgage. .

3. To commit, permit, or wffer no wast~, impairment::br deterioration of the mortgaged propeirty.
4. To pay all expenses reasonably incur~ed by the Mortgagee because of failure of the Mortgagor to
comply with the agreements in thak~nqje pr this mortgage, inctuding reasonable attorneys' fees and
title searches. The cost tf~ereof, with interes~t ~her~~f~~m the day of payment at the same rate as
specified in that note, shall at9o !~e secured by this mortgage.
5. If any payment provided for 1n that note is not paid within 30 days after it becomes due, or if
any agreement in this mortgage ott~I th~ the a~reement to make the payments is breached, the en-
tire ~npaid principal balance of that note shall immediately become due at the opiion of the Mortga-
gee and Mortgagee may fo~ectose this mortgage in the manner provided~by law, and have the martgag-
ed property sold to satisfy or apply on the indebtedness hereby secured.
