LEASS AGREBMSNT
THIS LEAS$ made this 22nd ~day of October, 1468 between the
FORT PIERC~ PORT AND AIRPORT AUTEIORITY, as Lessor, and ST. LUCIS
COUNTY COWBOY CLUB, INC., as Lessee;
W I T N E S S E T H:
That said Lessor does hereby lease to said Lessee the cer-
tain premises located in St. Lucie County, Florida, described as
follows, to-wit:
For a point of reference commence at a point 200
feet South of the intersection of the centerlines
of the North-South runw~y and the Northeast-South-
west runway of ~the St. Lucie County Airport, said
point being 1082 feet more or less North, and '
1385 feet more or less West, of the Southeast cor-
ner of Section 30, Township 34 South, Range 40 East;
thence proceed West a distance of 750 feet to the
POINT OF.BEGINI~TING: thence proceed North and paral-
lel to the centerline of said North-South runway a .
distance of 970 feet to a point; thence proceed
West a distance of 450 feet to a point; thence
proceed South a distance of 970 feet to a point;
thence proceed East a distance of 450 feet to the
POINT OF BEGINNING. Containing 10.02 acres. _
TO HAVE AND TO HOLD the premises aforesaid unto the Lessee
from the lst day of November, 1968 for a term of ten (10) years,
said Lessee paying for the same to the Lessor, its successors and
assigns, as~rental 10% of the gross receipts received by the Lessee
annually. Said sum shall be used by the Lessor for the maintenance
of said Airport property.

! This Lease is made upon the following express covenants and ~

~ conditions, each and every one of which the Lessee covenants with
; the Lessor to keep and perform~
' 1. The Lessee shall pay all taxes and assessments levied

or assessed against said property including the improvements there-

on promptly when due.
2. Lessee shall maintain the buildings and other im-

provements to be constructed by Lessee on said premises in good
i
" condition and in a good state of repairs at all times during the
