orderly an~ attraetive condition at all times.
3. Said premiaes are to be used and occupied by the
Lessee for Horse Shows, Rodeos and similar activities and for no
other purpose.
4. The above described~premises, in whole or in part,
shall not be underlet nor rented by said Lessee during the term
hereof, or any extension hereof, without the written consent of
the Lessor thereto, and the Lessee shall not assign or otherwise
transfer this Lease without the written consent of the Lessor
thereto. .
5. The Less~e will not suffer or permit, during the
term hereby granted, any mechanic's liens or other liens for work,
labor, services or materials to attach to the demised premises,
or any improvements constructed thereon, and if any such liens are
attached, the Lessor may, at its option, cause the said liens to
be paid and discharged, and the amount thereof, with interest shall
become immediately due and payable by the Lessee to the Lessor as
additional rent, and in default of payment thereof, the Lessor
shall have all and singular the same rights and remedies as in the -
case of default of the rent herein reserved.
6. Said premises, or any part thereof, shall not be
used or occupied for any purpose or~in any way which shall consti-
tute a public or private nuisance,~or sliall violate any Federal,
~ state or county law or regulation. .
7. The Lessee shall indemnify and save harmless the
Lessor from any and all liability, damage, expense, cost of action,
suits, claims or judgments for injury to person or property of any
and every nature arising out of the construction or alteration of
any building on the demised premises, or out of the use, occupation,
