bankruptcy, or be by any Court adjudicated a bankrupt, or insol-
vent, or placed in liquidation or if the Lessee shall sake a
general assignment~for creditors, or if a Receiver or Trustee of
the Lessee's property shall be appointed by any Court, then, in
any of said events, the Lessor shall have, and is hereby qiven,
the-right to immediately terminate and end this Aqreement, and all
the right and interest of~the Lessee hereunder shall wholly cease
and e~ire with the same effect as if that date were the date
originally fixed herein for the expiration of the Lease term, and
thereupon the Lessor sha12 have the right to re-enter and repossess
the said demised premises, together with all buildings and improve-
ments thereon, by force or otherwise, without any notice to the
Lessee, and to dispossess and remove the Lessee and all occupants
of the premises, in any manner whatever. In the event of any such
default, the Lessee agrees to pay any and all expenses which the
Lessor may incur in enforcing its rights under this Lease. ~
12. All buildings and improvements shall be erected
and constructed in accordance with and in full co~tpliance with
the zoning regulations and the building code of St. Lttcie County ~
and all other laws and regulations applicable thereto. Prior to
the construction of any buildings or improvements on said property,
the Lessee shall secure the written approval of the Lessor.
13. The Lessee shall during the term of this Lease and
any renewals or extensions thereof and at his own cost and expense
carry public liability insuratice in the Iimits commonly known as
$100,000.00 and $300,000..00 personal injury and $25,000.00 property
damage. Said policy of insurance shall insure the Lessor and a
certificate thereof shall be delivered to the Lessor certifying
that such insurance is in effect and will not be cancelled without
