At Mortgagee's option, Mortgagor will pay a"late chsrge" not exceeding four per centum (4°Jo) of any install-
ment when paid more thm Sfteen (15) dsjys after the due date thereof to oover the extra eapense involved in
hsndling delinquent payments, but such 'lste charge" sfiall not be payable out of the proceeds oi any sale
msde to satiafy tLe indebtrdness secured hereby, unleas such proceeds are eufficient to d~scharge the entire
indebtedness snd all pmper ooats ~lnd expenses eecured thereby.
3. If the total ot the pa~ ments made b~ the Mortgagor under (s) of paragraph 2 preceding shall exceed
the amount of pa~-ments actuall~~ made br t~e Mortgagee~ sa trustee~ for ground rents, taaes and aesesaments~
and inaurance prnmiuma, as the case may be, such excess shall be ctedited on subeequent paymenta to be made
b~ the Mortgagor for such items or, at Morigagee's option~ aa truetee, ahall be refunded to Mertgagar. i~t~
however, such monthly pavments shall not be sufficient to pay such items when the same shetlt ~becom'e due
and p~y~able, then the Mortgagor ahsll pay to the Mortgagee, as trustee, any amount necessary W make up
t.he deficienc~ . Such ps~-ment ahall be msde within thirty (30) davs atter wntlen notice from the Mortgagee
