LUCIE SECTI4N FORTY-FIVE, a subdivision in St. Lucie County, Ftorida acoording to the plat thereof reoorded in Plat Book /6 , at Pages .i~S thru ~~B of the Public Reoords of St. Lucie County, Florida; and WHEREAS, the propeMy above descnbed is not subject to restrictions and limitations of reoord; and WHEREAS, it is now desired by "GENEItA~", to place restrictions and limitations of reeord as to the use of each and every one of the lots, tracts, and garcels located in said subdivision, - NOW THEREFORE, "GENERAL", does hereby declare that each and every one of the numbered tots are hereby restricted as follows: 1. Residential Lots All lots in all blocks are single family residence lot~, and no principal building shall be constructed or erected on any single family residence lot other than one detached single family dwelling not to exceed two (2) _ stories in height. Exterior roof design shall be of either a cement tile, Barrel tile, Bahama style tile or wood shingle or shake roof . material. Other deoorative roof materials must be approved by the oommittee descnbed in paragraph 3 of thes~ restrictions. - No single family residence rot listed in this paragraph shall be resubdivided into building lots having less than ten thousand (10,000) square feet. Nor shall any principal structwe be erected on said lots having an area of less than eight hundred (800) square feet (living area) for a one~tory bfulding; nor less than one thousand ! (1000) square feet (living area) for more than a one-story building. ! With respect to all of the foregoing and for the purpose of the oovenants set forth in this Declaration i - ~ of Restrictions, the minimum square footage residence requirements shall be established and vonstrued ~ as being exclusive of carports, prages, scrcened porches, patios and Qutside storage areas. Provided, ~ however, that this shall not be oonstrued to permit any portion of the building such as eaves, steps, ~ ~ i open patios and wing-walls, etc., to encroach upon another lot or into or upon any easements. ~ 2. Building Set Back Requirements: ~ ~ On all lots in atl blocks, no principal building and/or enctosed swimming pool shall ; be erected on any of said lots nearer than twenty-Gve (25) feet to the front lot line, ; which is the line abutting the street; nor nearer than twenty-five (25) feet to the rear . lot line; nor nearer than ten (10) feet to the side lot lines; nor nearer than fdteen (15) i feet to the side street line on corner lots.
