they sre not promp8y paid. the Mortgagee may pay them without waiving t.~ee option to foreclose, aad snch
payments, with interest thereon from the date of payment at the same rate as apecified in that note, aha11
also be aecured by this mortgage.
S. To commit, permit, or auffer no waste, impairment or deterioration of the mortgaged property.
4. To pay all earpenses reasonably incurred by the Mortgagee because of failur~e of the Mortgag~or
to comply with the agreements in that note or thia mortgage, including reasonable attorneys' feea. The cast
thereof, with int~erest thereon fmm the day of payment at the same rate as specified in that note, shall also
be .eecar~ed by thia mortgage.
5. If sny payment pmvided for iL that note ia not paid within 30 day8 after it beoomea due, or if any
sgi-e~ment in this mortgage other than the agreement to make the payments is breached, the entire unpaid
pn~ipal balance of tha* note shall immediately become due at the option of the Mortgagee, and the Mort-
