1. To make all paymenta required by thst note snd thie mortgage promptly when due.
2. To pay all taxes, asseasmenta, liens and encumbrancea on that property promptlq when due. If
they are not promptly paid~ the Mortgagee maq pa,y them without waiving the option to foreclose, and such
payments, with interest thereon from the date of payment st the same rate as apecified in that note, shaU
j also be secured by this mortgage.
~ 3. To commit, permit, or suffer no waste, impairment or deterioration of the mortgaged property. ~
~ 4. To pay all expenses reasonably incun^ed by the Mortgagee because of fsilure of the Mortgagor ;
~ to oomply with the agreementa in that note or this mortgage. including reagonable attorneys' fees. The cost :
thereof. with interest thereon from the day of paqment at the same rate as specified in that note, shall also i
be secured by thia mortgage.
6. If anq payment provided for in that note is not paid within 30 days after it becomes due. or if any
agrepment in this mortg~ge other than the agreement to make the payments is breached, the entire unpaid
principal balance of tha*. note shall imraediately beoome due at the option of the Mortgagee, and the Mort-
gagee may foreclose this mortgage in the manner provided by }aw, and have the mortgaged property sold to {
satisfy or apply on the indebtedness hereby secured. :
6. The renta and pmfits of the mortgaged property are also hereby mortgaged, and if proceedinga ;
to foreclose this mortgage ahall be inatituted. the oourt having ju~isdiction thereof may appoint a receiver of ~
