be jointly and severaUy bound. I or we, each further waive demand, protest and notice of demand~ proteaL ::~~d

MOATGAGOR FURTHER AGAEES:
1. To mske all paymenta required by that note and this mortgage promptly when due.
2. To pay all tsxes, assessments, liens and encumbrancea on that property promptly when due. If L~'
they are not pmmptlq paid, the Mortgagee may pay them without waiving the option to foreclose, and such
payment`s, with interest thereon from the date of payment at the same rate as apecified in that note, shall
also be secured by this mortgage.
3. To oommit, permit, or suffer no waste, impairment or deterioration of the mortgag¢d property.
4. To gay all expenses rea.gonably incurred by the Mortgagee because of failure of Lhe Mortgagor
to compfy with the agreements in that note or thia mortgsge, including ressonable attorneys' fees. The cost
thereof, wit~ interest thereon from the d~y of payment at the same rate aa speci5ed in that note, ahall also
be secured by tlus mortgage.
6. If any payment provided for in that note ia not paid within 30 days after it becomes due~ or if any
agreement in this mortgage other than the agreement to make the p~yments is breached, the entirE nnpaid
principal balance of tha± note shall immediate]y become due at the option of the Mortgagee, and the Mor~
gagee may foreclose thia mortgage in the manner provided by law~ and have the mortgaged property sold to
satisfy or apply on the indebtedness hereby secured.
6. The renta and prnfita of the mortgaged property are also herebq mortgaged~ and if pmcee~ings
to foreclose thia mortgage shali be instituted; .the oaurt haviag jurisdiction thereof may appoint a receiver of
the mortgagad property and apply those rents and proRta to the indebtedness hereb3 secured, regarcllesa of
the solven~y of the Mortgagor or the adequacy of the security.
