MORTGAGOR FURTHER AGREES:
. 1. To make all paqmenta required by that note and this mortgage pmmptly wh+en due.
2. To pay all taxes, asseasments, liens and encwnbrancea on that propertq promptly when due. If
they are not pmmptly paid, the Mortgagee may pay them without waiving the option to foreclose, and such
payments, with interest thereon from the date of payment at the same rate as apecified in that note, shall
slso be secured by this mortgage.
S. To commi~ permit, or suffer no waste~ impainnent deterioration of the mortgaged property.
4. To pay all ex~ensea rea.gonably incurred by the Mortgagee because of failure of the Mortgagor
ta c~omply with the agreementa in that note or this mortgage, inciuding reasonable attorneys' fees. The cost .
thereof. with interest thereon from the day _ of payment at the same rate as apecified in that note, shaU alao
be secured by this mortgage.

6. If any payment pmvided for in that note ia not paid within 30 days after it becwmes due, or if any ~

gagee may foteclose this mortgage in the manner pmvided by law, and have the mortgaged pmperty sold to ;

6. The rents snd profits of the mortgaged property are also hereby mortgaged, and if proceedings {
to ioreclose this mortgage shall be inatituted, the oourt having jurisdiction thereof may appoint a receiver of
the mortgaged property and appiy those rents and profits to the indebtedness hereb3 secwred, regardless of
the solvency of the Mortgagor or the adequacy of the securitq.
