drainage and irrigation easement and the rights set out herein
' ahall be perpetual and shall run with the Iands of the parties
of the first part and the lands of the parties of the second
paxt described hereinabove.
(4) The parties hereto covenant and agree that the
parties ~f the first part (being the present owners) retain
exclusive use of all wells located in the 15 foot drainage
easement hereinbef ore described.
