Vendors promise and agree to convey the property above described to Purchasers by good and sufficient warranty ~ deed when the balance of the purchase price as provided in paraqraph 1(b) above has been paid as specified therein subject, however, to that certain mortgage more particularly aescrib~ci in ~idicZyin~a`a ~ (a; ~h~ti~~. - 3. Required documentary stamps shall be placed on the deed by Vendors. 4. Purchasers shall be permitted to go into possession of the property covered by this Agreement on the date of its execution, and shall asswne all liabilities for insurance, taxes and maintenance from and after that date. 5. The time of payment shall be of the essence and in the event of any default in payment of the mortgage de- scribed in paragraph 1(a) above or in the payment of any part of the sum as provided in 1(b) above as and when it becomes due, or in the performance of any other obligations assumed by the Purchasers in this Agreement, and in the event the default shall continue for a period of fifteen •(15) days, then the Vendors may consider the whole of the balance due under paragraph 1(b) as imanediately due and ! ~ payable and collectible, or the Vendors may rescind this ~ ` Agreement, retaining the cash consideration paid for it as liquidated damages, and this Agreement then shall be- come null and void.
