WNEREAS, GENERAL DEVELOPMENT CORPORATIOM, a Delaware Corporation, authorized
to do business in the State of Florida, he~einafter referred to as GENERAL, is the
owner of the follawi~g described p roperty, situate, lying and being in St. Lucie
County, Florida~ to-wit: "PORT ST. LUCIE IN~USTRIAL PARK, UNIT ONE," hereinafter
referred to as "iNDUSTRiAI PARK", a subdivision in St. Lucie County, Florida according
to the plat thereof recorded in Plat Book ~6, Pages~~'i~thru Z71~ of the .Publ ic Records
of St. Lucie County, Flo~ida; and
WHEREAS, the property above descrlbed is not subject to rest~ictions and
limitations of record; and
WHEREAS, it is now desired by GENERAL to place restrictions and limitations
of record as to the use of each and every qne of the lots, tracts, and parcels located
in the INDUSTRIAL PARK:
Nabl THEREFORE, GENERAL, does hereby declare that each and eve ry one of the
iots, tracts and parcels are hereby restricted as follows:
l. ADMINISTRATIQN `
GENERAI shall have the authority to enact resonable rules and reguTations

2. LAND USE _
A. Permifited Uses. All lots, tracts, and parcels in the INDUSTRIAL PARK
may be used for any of the folTawing purposes:
1. Professional, business and goverr~ent buildings and offices.
2. 8areks, trust companies, savings and financial institutions.
I 3. Research and testing laboratories.
; 4. Manufacturing, warehousing, fabricating, processing, distribution
; and coamercial storage of non-explasive materials.
5. Machine and repair shops.
` 6. Restaurants, cafes, cafeterias and coffee shops.

~ Uses and operations upon the premises must also comply with all zoning
~ regulations and ordinances by gove~nmental bodies or agencies having
j jurisdiction over said premises.
