16. Term:
These covenants and restrictions are to run with the land and shali be
binding upon all parties and ali pe~sons claiming under them until thirty
(30) years from the date of recordi~g has elapsed, at whtch time said
covenants and restrictions shall automatically be extended for successive
periods of ten (10) years; provided, hawever, that notwithstanding the
foregoi~g date reference contained in this paragraph, said covenants and
restrictions, except paragraph 15 hereof, may be altered, amended or res-
cinded in whole or in part at any time by the then fee owner or fee a~wners
appearing of record of a majority of the lots affected by the respective
~ provisions of these restrictions.
17. Enforcement •
In the event of a violatio~ or breach of any of these ~restrictions by any
person or concern claiming by, through or unde~ GENERAL DEVEIOPMENT COR-
PORATION, or by virtue of any judicial proceedings, GENERAL DEVELOPMENT
CORPORATION, its successors, or assigns, and the then lot owners or record,
or any of them jointly or severally sha11 have the right to proceed at law
or in equity to canpel a compliance of them. In the event that it becomes
necessa ry for GENE RAL to enfo rce these rest r i ct i ons th rough the se rv i ces
of any attorney or the institution of court action, ail costs incident

thereto including reasonabie attorney's fees shall be assessed against the
; offending party. In addition to the foregoing, GENERAL DEVELOPMENT CORPORA-

TION, its successors or assigns, shall have the right whenever there shall
have been built on any lot, any structu~e which is in vioiation of these
covenants, to enter upon the property where such vialation exists and
; summari ly abate or rertave the same at the expense of the owner; and such

~ e~try and abatert~ent or removal shall not be deemed a trespass. The failure
f to enforce any right, ~ese rvation, restriction or condition contained in
