secure payment of the balance of_ the purchase price by Mortgagor obligated to be paid, as evidenced
by promissory note fully identified herein, hereby on this zOth day of March
A.D. 19 ~72 , conveys and mort9ages to the said Mortgagee its successors and assigns the real proper-
ty in St. Lucie County, Florida, described as follows:
Condominium Parcel: Lot ~ 21 of VENTURE OUT Af ST. LUCIE, INC., a Con-
dominium, according to the Declaration of Condominium thereof recorded in Official Re-
cords Book 189 at page 1677, et. seq., of the Pubtic Records of Si. lucie County, F lorida.
As provided for by the Condominium Act of the Statutes of the State of Florida (Chapter
711, Florida Statutes 1965, et seq.), said description in this conveyance includes, but is not
iimited to, all appurtenances to t e Co~dominium Parcel described, including the limited
common elements assigned thereto and including the undivided interest in the common ele-
ments of said Condominium.

Mortgagor fully warrants the title to said land and will defend the same against the lawfu! claims
of all persons whomsoever, and agrees:
1. To make all payments required by that note and this mortgage promptly when due.
2. To pay all taxes, assessments, liens and encumbrances on that property promptly when due.
If they are not promptly paid the Mortgagee may pay them without waiving the option to foreclose,
and such payments, with interest thereon from the date of payment at the same rate as specified in
that note, shall also be secured by this mortgage. ,
3. To commit, pe~mit, or wffer no waste, impairment or deterioration of the mortgaged property. ~
4.To pay all expenses reasonably ~~w~;;~d by the Mortgagee because of failure of the Mortgagor to
comply with the agreements in that note or this mortgage, inctuding reasonable attorneys' fees and
title searches. The cost thereof, with inte~est thereon f~om the day o~ payment at the same rate as
specified in that note, sha(1 also be secured by this mortgage.
5. If any payment provided for in that note is not paid within 30 da'ys after it becomes due, or if
any agreement in this mortgage other than the agreement to make the yments is breached, the en-
tire unpaid principal balance of that note shall immQdiately.belcome de~e~t the option of the Mortga-
gee and Mortgagee may foreclose this mortgage in the manner provided by iaw, and have the mortgag-
~ ed property soid to satisfy or appiy on the indebteclness hereby secured.
