North alonq the West line of said GEORGIA TERRACE
SUBDIVISION a distance of 150 feet to a concrete
monument to the point of beginninq of the land herein
deacri.bed, from said point of beqinning, run West
parallel with the North line of Kentucky Avenue, a
distance of 108.4 feet to a concrete monument; thence
turn and run North parallel with the said West line
of said GEORGIA TERRACE SUBDIVISION, a distance of
120 feet to a concrete monument; thence turn and
run East parallel with the North line of Kentucky
Avenue, a distance of 24 feet to a concrete monument;
thence turn and run North parallel with the West
line of said GEORGIA TERRACE SUBDIVISION, a distance
of 140.4 feet to the South line of the tract of land
conveyed by Albert E. Backus to Jay H. Cushman and
Joy P. Cushman by deed dated May 20, 1947, and re-
corded August l, 1947, in Deed Book 136, at page
569, of the public records of St. Lucie County,
Flarida, to a concrete monument, thence turn and
run East parallel to the North line of Kentucky
Avenue a distance of 84.4 feet to a concrete marker
on the West line of GEORGIA TERRACE SUBDIVISION,
thence South along the West line of said GEORGIA
TERRACE SUBDIVISION, a distance of 260.0 feet to the
point of beqinning; said land beinq a part of the
land described in that certain deed from Paul E.
Joiner and F1ora M. Joiner qiven to Ruhl W. Koble-
gard, Jr. and Hazel R. Roblegard, dated February 26,
1957, and recorded February 26, 1957, in Deed Book
225, at page 18, of the public records of St. Lucie
County, Florida.
GRANTOR SPECIFICALLY RESERVES A LIFE ESTATE IN AND
TO THE ABOVE DESCRIBED PROPERTY FOR AND DURING
HIS NATURAL LIFETIME.
TOGETHER, with all the tenements, hereditaments, and
appurtenances thereto belonqing or in anywise appertaining.
TO HAVE AND TO HOLD, the same in fee simple forever.
AND the Grantor hereby covenants with said Grantee
! that the Grantor is lawfully seized of said land in fee simple;
; that the Grantor has good right and lawful authority to sell and
i convey said land; that the Grantor hereby fully warrants the title
C to said land and will defend the same against the lawful claims of
; all persons whomscever; and that said land is free of all encum-
brances, except taxes accruing subsequent to December 31, 1971.
