~ 4. To permit, commit, or snffer no waste, impairment or deterioration of said propert~•, ar.iny part thereof, and upon
~ the failuro of the mortgagors to keep the buildings on said pr~perty in good condition of repair, the Assoeiation may demand the
; immediate rep~ir of said buildings or the immediate repayment of the debt hereby socured, and the failure of tbe mortgagors
to oomplv with said demand of the Association for a period of Thirty (30) days, shall constitute a breach of ihis modgage,
~ and, at t~e option of the Association, immediately mature the entire amount of principal and interest hereby secured, and the

~ 5. This mortgage contract prnvides for additional advances which may be made at the option of the associatian and
