2. The Mottga,gee may. at his option. and without waiving his right to accelerale the indebtedness hereby
secured and to foreclose the same, pay either before or after detinquency any or all o[ those certain obligations
requi~ed by the terms hereof to be paid by the Mortga`or for the protection of the mortgage security or [or the col-
lection of the indebtedr~ess htreby secuted. A11 sums so advanced ot paid by the !Nortgagee shall be charged into
the mortgage account and become an integtal part thereo[, subject in all respects to the terms. conditions. and
covenants of the aforesaid promissory note, and this mortgage, as fully and to the same extent as though a part
of the ori~inal indebtedness evidenced by said aote and secured by this mortgage, excepting however. that said
sums shall be tepaid the Mortgagee forthwith upon its demand and be in addition to the regular monthly install-
ments provided by the mortgage aole.
3. That the abstract or absuacts of title covering the mortgaged ptoperty shall at all times, during the li[e
of this mortgage, remain in possession o[ the Mortgagee snd in event of the forcclosure of this mortgage or othcr
trans[er of title to the mottgaged propetty in extiaguishment of the indebtedness secuted hereby, alt right, title

4. To the extcnt of the indebtedness of the Mottgago~ to tht Mortgagee described herein or secured hereby.
the Mortga~ee is hereby subrogated to the lien ot liens and to the rights of the owners and holders thereof of each
and every mortgage, lien or other incumbrance on the land described herein which is paid and/or satisfied~ in
whole a in part, out of the proceeds of the loan described herein or secured hereby, and the respective liens of
said mortaages, liens or other incumbrances. shall be and the same and each of them hereby is pteserved and shall
pass to and be held by the 1~lortgagee herein as security for the indebtedness to the Mottgagee herein desctibed
or hereby secured. to the same catent ihat it would have been preserved and would have been passed to and been
held by the Alortgagee tiad it been duly and regularly assigned, uansferted, set over. and delivered unto the Mort-
gagee by separate deed of assignment. notwithstanding the fact that the same may be satisfied and cancelled of
record, it being the intention of the parties hereto that the same will be satisfied and cancelled of record by the
holders thereof at or about the time of the recordins of this mottgage,
5. In the event the ownership of the mortgaged preEnises, or any part thereof, becomes vested in a person
other than the Mottgagor, the ~lortgagee may, without nolice to the Mortgagor, deal with such successor or suc-
cessors in interest with reference to ?his deed and the debt hereby secured, in the same manner as with the Mort-
gagor without in any way vitiating or discharging the Mortgasor's liability hereunder or upon the debt hereby
secured. No sale of the premises hereby mortgaged and no forbearance o~ the part of the Mortgagee, and no ex-
tension of the time for the payment of the debt hereby secured given by the Mortgagee shall operate to retease.

6. The lien ot this deed secures and shall continue to secure payment of said indebtedness or indebted-

8. The tecros "Mortgagor" and "Mortgage~" whenever used in this instcument shall include the heirs,
personal tepresentatives, successors and assigns of the respective parties hereto. Wherever used the singular
number shall include the plural and the plural the singular, and the use of any gender shatl include att genders.
