the unpaid balance of each principal sutn; and to pay all taxes, asaeasmente or

the year 1972. In the case af failure of said partiee oi the secoad part during
the term of thie agreement to make any of the payaaente or any part thereof, or
to perform any of the covenante on their part hereby made aad entered into, thie
contract ehall, at the option of the partiee of the first part, be forfeited and
terminated, and the parties of the eecoad part ehall forfe~t all payments made ~
by them on thia coatract; and such paymeats ehall be retained by said parties of
the firet part in full eatisfaction and liquidation of all damagee by them eustained,
and the said parties of the first part ahall have the right to re-enter and take •
possession of the premises aforeeaid without being liable to aoy action therefore.
IT IS MUTUALLY AGREED by and between the parties hereto, that
the time of each psyment shall be an eseential part of thie coutract, aad that all
covenants and agreemeats herein contained shall extend to and be obligatory upon
the heire, executore, administrators and asaigas of the respective parties. Pre-
payment in whole or in part without penalty is hereby granted.
