contract upon payment to Firet Parties of a 596 premium for pre-
payment. ~
Second Partiea agree to pay all costs, charges and ex-
penses, including attorneye fees and title searches, reasonably -
incurred or paid by First Partiea because of the failure of
Second Parties to promptly and fully comply with all conditions,
covenants and aqreementa contained herein. In the event Second
Parties fail to pay when due any aums of money payable by virtue
of this aqreement within 15 days next after the same becomea due,
or if each and every agreement, stipuiation, condition a~n~ ~ave- '
nany of thia agreement ia not fully perfonaed, complied with and
abided by, then the entire unpaid balance of this agreement shall
forthwith and thereafter, at the option of Firet Parties, becane
due and payable and the eatate hereby created in Second Partiea
shall cease, terminate and be null and void. Furthermore, this ~
; agreement ehall, at the option of First Parties, be forfefted
~
and terminated and Second Parties ahall forfeit all payments
made by them on thie agreement, and such payments shall be
retained by First Parties and First Partiea shall have the
right to re-enter and take possession of the premises afore-
said without being liable for any action therefor. This aqree-
ment ahall bind and benefit the parties hereto, their heirs,
executors, administrators and aseigns. -
