AND THE I?iORTGAGORS DO hereby cuvenant and agree:
1. To pay all and singular the principa1 and interest and other sums of money payable by virtue of said promissory note
and this mortgage, or either, prompdy on the days respe~.~tively the same severally come due.
2. To pay all and singWar the ta~ces, assessments, levies. liabilities, obligations and incwnbrances of every nature and ldnd
now on said desrribed ~operty, or that hereafter may be im~ , suffered, placed, levicd, or assessed thereon, or that hereafter
may be levied or assessed upon this Mortgage, or the indebtedness securecl hertby, cach and every, when due and payable,
according to law, before tl~ey become delinquent, and before any interest attaches or any penalty it incarred; and insofar as
any thereof is of record the same sl~all be promptly satisfied and discharged of record and the original official document (such
as, for instance, the tax receipt or the satisfaction paper officially endorsed or certified) shall be placed in the hands of said
Association as Mortgagee within teu days nezt after paYment; and in the event that any thereof is not paid, satisfied and discharged,
said Association may at any tin?e pay the san?e or any pazt thereof ~vithout waiving or affecting any option, lien, equity or right
under or by virtue of this !~iortgage, and the full amount of each and every such payment shall be immediately due andpa

To permit, rnmmit, or suffer no waste, impairment or deterioration of said property, or a~ny part thereof, and upon
the failuro of the mortgagors to keep the buildings on said property in good condition of repair, the 4csociation may demand the
immediate repair of said buildings or the immediate repayment of the debt hereby socured, and the failure of the morigagors
to comply ~vith said demand of the Association for a period of Thirty (30) days, shall const~tute a breach of this m~rtgage,
and, at thc option of the Association, immediately mature the entire amount of principal and interest hereby secured, and the
Association, immediately and without notice, may institute proceedin;s to foreclose this mortgage and app)v for the appointment
of a Receiver, as hereinaker provided.
5. This mortgage contract provides for additional advances which may be made at the option of the association and
secured by this mortgage, and it is agreed that in the event of such advances the amount may be added to the mortgage debt
and shaD increase the unpaid balance of the note hereby secured by the amount of such advance and shall be a part of ~id
~ note indebtedness under all the terms of said note and this contract as fully as if a new such note and contract v?~ere executed
and delivered. M additional advance agreement may be given and accepted for such ad'vance and provision may be made for
ciifferent monthly payments and a different interest rate and other express malifications of the contraM, but in all other respects
ihis contrad shall remain in full force and effect as to said indebtedness, including all advances.
~ 8. If any of the sums of money herein referred to be not prompdy and fully paid within Thirty (30) days next after
the same severally come due and payable~ or if each and every the stipulations, ao
eement, conditions, and rnvenants of said
promissory note and this deed, or either, are not duly performed, complied with and abided by, ihe aggregate sum mentio~ed
in said promissory note and any other amount or amounts added to the mortgage indebtedness under the terms of this mortgage
shall become due and payable forthwith or thereaker at the option of the Associarion, as fiilly and completely az if said aggregate
sum of money was originally stipulated to be paid on such day, anything in said promissory note or herein to the contrary not-
withstanding.
7. To deliver to the Association, on or before March 15th, of each year, taa receipts evidencing the payment of all ]aw•-
fully imposed taxes for the precerling calend:u year; to deliver to the Auociation receipts evidencing ihe payment of all liens
for public unprovements within ninety (90) days after the same shall ~ecome due and payable, and to pay or discl~arge within
ninety (90) days after due date, any and all governmental levies that may be made on the modgaged pmperty, on this mortgage
or note~ or in any other ~vay resulting from the mortgage indebtedness secured by this mortgage.
