aforesaid; tha t it shall be lawful for the Mortgagee, at all t~mzs
peaceably and quietly to enter upon, hold, occupy and en3oy Gaid ~and,
and every part thereof; that the land is and will remain free from all
encumbrances; that said Mortgagor will make such furth.er assurances to
prove the fee simple title to said land in said Mortgagee as may be~
reasonably required, and that said Mortgagor does hereby fully warrant
the title to said land, and every part thereof, and will defend the
same against the lawful claims of all persons whomsoever.
PROVIDED, ALWAYS, that if the Mortgagor §hall pay unto the
Mortgagee the~indebtedness to ~iortga ee in the principal sum of -

Dollars ( , . ) as evidenced by that certain Promissory
Note of even date herewith, executed by Mortgagor and payable to the
order of Mortgagee, with interest and upon the terms as provided
therein, which Note provides that all installments of principal and
interest are payable at the office of payee, 743 North Water Street,
Milwaukee, Wisconsin 53201, or at such other place as the holder may
designate in writing, together with any Note or Notes hereafter ea~ecu-
ted by the Mortgagor herein by and in accordance with paragraph thir-
teen of this mortgage as hereinafter set forth and secured by the lien
of this mortgage, together with interest as therein stated, and that
each maker and endorser agrees to .pay all'costs of collection, includ-
ing a reasonable attorney's fee, upon default in the payment of said
Note, and that if default be made in the payment of any installment
thereunder and that if such default is not made good in accordance
with the terms of said Note, that the entire principal swn and accrued
interest shall become due and payable without notice at the option of
; the holder thereof. And shall duly, promptly, and fully perform, dis-
~ charge, execute, effect, complete and comply with and abide by each
~ and every the stipulations, agreements, conditions, and covenants of -
~ said Promissory Note and this Mortgage, then this Mortgage and the es-
tate hereby created shall cease and be null and void.
. And the Mortgagor further covenants as follows:
1. That they will pay the indebtedness, as hereinbefore provided.
2. That they will pay all taxes, assessments, water rates, and other
governmental or municipal charges, fines or impositions, for
which provision has not been made hereinbefore, and in default
thereof, the Mortgagee may pay the same and be secured by the
lien of the Mortgage; and that they will promptly deliver the
official receipts therefore to the Mortgagee.

3. That they will permit, comnit, or suffer no waste, impairment or
deteriora tion of said property or an; part thereof, and in the
event of the failure of the Mortgagor to keep the buildings or
said premises and those to be erected on said premises, or im-
provements thereof, in good repair, the Mortgagee may make such
repairs as in its discretion it may deem necessary for the proper
presenration thereof, and the full amount of each and every such
payment shall be immediately due and payable, and shall be se-
cured by the lien of this Mor~gage.
