Made and executed the S-f day of June, 19.72, by
Modco, Inc., formerly American Paradise Homes, Inc., a Florida
Corporation, and having its principal place of business at P. O. ,~°?.3a
Box 1610. Fort Pierce, Florida, hereinafter called the grantor, ~ 9
to Tropicana Products, Inc., a corporation existing under the ~
laws of the State of Florida, with its permanent postoffice
address at 1001-13th Avenue East, Bradenton, Florida, hereinafte=
called the grantee: ~
(Wherever used herein the terms "grantee" and "grantor"
include all the parties to this instrument and the heirs,
legal representatives and assigns of individuals, and the
successors and assigns of corporations)
WITNESSETH; That the grantor, for and in consideration of
the sum of Ten Dollars ($10.00) and other valuable considerations,
receipt whereo£ is hereby acknowledged, by these presents does grant,
bargain, sell, alien, remise, release and convey and conf irm unto
the grantee, all that certain land situate in St. Lucie County, Florida,
to-wit:
A 100 acre parcel of land in the N~ of Section 1, Township 36 South,
Range 39 East lying West of the Sunshine State Parkway and being
more particularly described as follows: Begin at the NW corner of
Section 1, Township 36 South, Range 39 East, thence South a distance
of 45 feet to the South right of way Zine of Canal No. 102, thence
North 89°55'27" East along said Right of Way a distance of 660 feet,
more or less to a concrete monument marking the NW corner of the
property described in Official Record Book 191, Page 2849 of the
Public Records of St. Lucie County, Florida, thence continue North
89°55'27" East a distance of 3019.57 feet to the Westerly right of
way of Sunshine State Parkway; thence run South 23~48'33" East
along said westerly right of way 746.23 feet to the Point of
Beginning, being the point of intersection of the Northerly right ~
of way of Glades ~ut-Off Road with the Westerly right of way of
Sunshine State Parkway; thence run South 44~56'17" West along the
Northerly right of way line of Glades Road 1051.OZ feet; thence run
South 89°55'27" West 2576.76 feet; thence run Notth 00°04'03" West
1426.12 feet to the South right of way of Canal No. 102 having a
90 foot right of way, 45 feet North and South of the North line of Section
1, Township 36 South, Range 39 East; thence run North 89°55'27" East
along said South right of way 3019.57 feet to the Westerly right of way
of the Sunshine State Parkway; thence run South 23°48'33" East along
, said Westerly r ight of way 746.23 feet to the Point of Beginning;

' Subject to taxes for 1972 and subsequent years, and valid reservations,
restrictions and easements of record, if any.

TOGETHER with all the tenements, hereditaments and appurtenances
thereto belonging or in anywise appertaining.
TO HAVE AND TO HOLD, the same in fee simple forever.
AND the grantor hereby covenants with said grantee that it
is lawfully seized of said land in fee simple; that it has good right
and lawful authority to sell and convey said land; that it hereby
fully warrants the title to said land and will defend the same again st
the lawful claims of all persons whomsoever; and that said land is
i free of all encumbrances.
