The Mortgagee may, at his option, and without waiving his right to accelerate the indebtedness hereby secured and to foreclose the ~ame, pay eithet before or aCtec delinquency any or all oP those cettain obligations required by the terms hereof to be paid by the Mortgagot for the ptotection of the mc~rtgage sec~rity or [or the col- lection of the indebtedness hereby secuted. To the extent of the indebtedness of the Mortaagor to the Mortgagee described hecein or secured hereby, the Alortgagee is hereby subrogated to the lien or liens and to the rights of the owners and holders thereof of each and every mortgage, lien o~ other incumbrance on the laad described herein which is paid and/or satisfied, in whole ot in pari, out of the praceeds of the loan described herein ot secured hereby, and the respective liens of said mottgages, liens or other incumbrances, shall be and the same and each of them hereby is preserved and shall pass to and be held by the ~~ortgagee herein as security tor the indebtedness to the \lortgagee herein described or hereby secured, to the same extent that it would have been p~eserved and would have been passed to and been held by the {1lorlgagee had it been duly and regularly assigned. transferred, set over. and delivered unto the hlort- gagee by separate deed of assignment, notwithstanding the fact that the same may be satisfied and cancelled of record. it being the intention of the parties hereto that the same will be satisfied and cancelled of record by the holders thereof at or about the time of the recording of this mortgage. 5. In the event the ownership o[ the mortgaged pte~nises, ot any part thereof. becomes vested in a person other than the Mortgagor. the \1ortgagee may. without notice to the Mottgagor, deal with such successor or suc- cessors in interest with reterence to this deed and the debt hereby secured, in the same manner as with the A1ort- gagor without in any way vitiating or discharging the Mottgagot's liability hereunder or upon the debt hcreby secured. No sale ot the premises hereby mortgaged and no [orbearance on the part ot the Atortgagee. and no ez-_ tension o[ the time for the payment of the debt hereby secured given by the !4lortgagee shall operate to release, discharge~ modify, change or affect the original liability of the Mortgagor herein either in whole or in part. 6.
