Z'his agreement, cnade this
between CLAUDE H. COMBS and LOUIS$ L. CO1~S, his wife, herein-
after called "FIRST PARTISS" and EDWIN I. PENLAND and LINDA
P~NLAND, his wife, 2019 Golfview, Fort Pierce, Florida, herein-
after called "SECOND PAKTIES",

W I T N~ S S E T H:
That if Second Parties shall first make the payments and ~
perform the covenants hereinafter mentioned on their part to be
made and performed, First Parties hereby covenant and agree to
convey and assure to Second Parties, their heirs, executors, ad-
ministrators, or assigns, in fee simple, free fran all encum-
brances, by a good and sufficient warranty deed, the following
described property situate in St. Lucie County, Florida:
Lot 18, Block 3, INDIAN HILLS ESTATES,
according to the plat thereof recorded
in Plat Book 10, Page 32, of the public
records of St. Lucie County, Florida.
Second Parties hereby covenant and agree to pay First Parties
; the sum of FOURTEEN ZHOUSAND DOLLARS ($14,000.00) with interest

~ at the rate of 896 per annum as follows:

~ $700.00 on or before the signing of this agreement,
~ receipt whereof is hereby acknowledged; -

~ $125.00 per month beginning the lst day of July, 1972,
~ : through December 1, 1972, and then $115.00 per month
J~ beginning January 2, 1973, providing Homestead Ex-
~ --~3~ a emption is secured, on January 2, 1973, and each month
m~ thereafter until the whole be fully paid.

o Each installment shall first be applied on the pay-
t ment of interests taxes, and insurance and then on a

~ the unpaid balance of the principal sum. Z'he monthly
~ ~ installments will remain at $125.00 per month unless
= taxes or insurance cause the payments to fluctuate
upward or downward'from their present level,
