THIS LEASE, made this r~" day of February, A. D. ~
1971, between LOUIS FISCI~R and BARBAR.A ADCOCK, Executrix of
the Estate of EDSON F. ARNOLD, Deceased, hereinafter called

the "Lessors", and~CHARLIE'S SEAFOOD, INC., a Florida corpora- ~
tion, with its principal place of business in Fort Pierce, St.
Lucie County, Florida, hereinafter called the "Lessee".
WITNESSETH, That said Lessors do, by these presents,
lease and let unto the said Lessee, that certain premises and

real property located in St. Lucie County, Florida, as per j
description hereto attached and by reference made a part hereof
and marked "Exhibit 1".
TO HAVE AND TO HOLD the premises aforesaid unto said
Lessee from the first day of November, 1969, for the term of ;

ten (10) years then next ensuing, and the said Lessee yielding
and paying for the same unto the said Lessors, their heirs,
successors and assigns, as rent, the sum of ONE~FiUNDRED FIFTY

($150.00) DOLLARS per month on the first day of each month for
said term in advance. The Lessee further agrees to pay any in-
crease in the ad valorem taxes of said tract over and above the
~ 1968 tax statement because of improvements to be made on said

~ land by the said Lessee.

~ IT IS AGREED, that should this rent at any time remain
~
~ unpaid for thirty (30) days after the same shall be due and pay-
able, the said Lessors may, at their option, then consider the
said Lessee as tenant at will, and re-enter upon, and repossess

said premises. And should the said Lessee at any time permit - ?
~ said rent to be in arrears and unpaid for thirty (30) days after ,
~ the same shall be due and payable, Lessee agrees that the entire

~ rent for the term for wYiich said premises are leased, shall at

once become due and payable and may be recovered forthwith by

~ distress or otherwise; and in all proceedings under this lease

for recovery of rent in arrears, whether by distress or other

action at law, said Lessee for itself and its successors and

assigns, hereby waives all exemption laws, any such law to the
