and improvements of equal or greater value. The Lessee
agrees to hold the Lessors harmless from any cost or mechanic's
liens, caused to be impressed upon the demised premises be- ~
cause of any improvements or construction, including a rea-
sonable attorneys' fee.
In the event the entire premises be taken by appro-
priation to public use, under the right of eminent domain,
during the term of this lease, this lease shall terminate and

any award thereof shall be and become the sole property of
the Lessors.
The Lessee is granted the first refusal to purchase
the property, providing there is a bona fide sale thereof.

The Lessors covenant and agree with the Lessee that ~
it shall at all times have proper ingress and egress over
other properties not covered by this lease owned by the Lessors
to the demised premises. t
The Lessee covenants and agrees to carry comprehensive
liability insurance to protect the Lessors from any loss or

damage, and agree to indemnify the said Lessors in the case

of such loss. '

~ The Lessee covenants and agrees that no unlawful or ;
~ illegal use will be made of the demised premises.

~ In the event of the termination of this lease at any

~ time before the expiration of the term of ten (10) years, or ~
~ any renewal thereof, for breach by the Lessee of any of the ?
agreements herein contained, all buildings, fixtures and im-
~ provements then situate on the premises shall be forfeited
~ to the Lessors and become their property, and no compensation
