' 2. The ~lottgagee may, at his opuon, and without waiving h~t nght to accelerate the ~ndebt~dness hereby
secured and to forecl~~se thr ~ame, pap either before or after delinqu~ncy any or all oP those certa?n obligations
required by the terms hereof to be paid by the ~lottgagor for the protection of the rr;ortgage security or for the col-
lection of the indebtedness hereby secured. All sums so advanced or paid bp the ~lortgagee shall be charged into
the martgage account anJ brcome an integra! part thereof, subject in all respects to the terms, conditions, and
covenants ot the aforesaid promissur> note, and this m~rtgage, as full~~ anJ to thz same extent a. th~~ugh a part
of the original indebtedness evidenced by said note and secured b~~ this mortgage, exrepting how•ever, that ,a~d
sums shall be repa~d the \lortgagee forthwith upon its demand and be ~n aJdiuun to the regular monthty instali-

3. That the abstract or abstrac~s ot title covereng the mnrtgaged propert~~ shall at all times, during the life
of this moctgage, remain i_n p~~ss~ss~on af the \lortgagee and in event of the foreclosure of this mortgage or othe~
transier of title ~o the mortgagrd property in extinguishment of the indebtedness secured hereby, all right, title
and interest of the \lortgagor in and to any such abstracts oF title shall pass to the purchaser or grantee.
~3. To the exte~t af the ~ndebtedness of th~ Mortgagot to the \tortgagee described hereirt or secured hereby,
the ~lortgagee is hereb~• subrogated to the lien or liens and to the rights of the owners and holders thereof of each
and every ntortgage, lien or oth~r incumbrance on the land described herr~n w•hich paid and or satisfied, in
whole or in part. out of the proceeds o[ the loan described herein or secured hereby, and the respective liens of
said mortgages, liens or other ~ncumbrances, shall be and the same and each of them hereby is preserved and shall
pass to and be held by the \ti,rtgagee herein as security fot the indebtedness to the ~lortgagee herein described
or hereby secured, to the same extent that it woutd have been preserveJ and would have been passed to and been

5. In the event the ownership of the mortgaged premises, or any part thereof, becomes vested in a person
~~ther than the 1~lortgagor, the ltortgagee may, a•ithout notice to the \lortgagor, deal w•ith such successor or suc-
cessors in interest uith referenre to this deed and the debt herebp secured, in the same manner as with the ~1ort-
gagor w~thout in anc way vitiating or discharging the !1lortgagor's liab~l~ty hereunJer or upon the debt hereby
secured. No sale of the premise, hereby mortgaged and no [orbearance on the part of the ~lortgagee, and no ex-
tension of the time for the pa}•ment of the debt heteby secured given by the ~tortgagee shall operare ta release,
discharge, modify, change or affect the original liability of the tlortgagor herein either ~o whole or in part.
6. The lien of this deed secures and shall continue t re v ent of ~aid indebtedness or indebted-
ness, however evidenced, whether by said promissory note ar an~j~ rce~ne~~t~s~~~i~ ~Itu~~u~~
