and shall perform, cot?~ly ~rith and abide by each and every the stipula- '
tions, agreements, coriditions and covenants of said promissory note and
of this deed, then this deed and the estate hereby created shall cease
and be null and void.
AND the said Mortgagors, for themselves and their i:::irs, l.egal represen-
tatives and assigns, hereby covenant and agree: ~

1. To pay all and singular the principal and interest and other ~
sums of money pa~able by virtue of said promissory note and this deed, ~
or either, prompt7,y on the da`ys respectively the same severally become 3
due.
2. To pa~y all and singular the taxes, assessments, levies, lia-
_ bilities, obligations, and encumbrances of every nature on said des-
cribed property, each and every, ar~ if the same be not promptly paid
the said Mortgagee, its successors, legal repreaentatives or assigns,
may at at~r tim~e pa~y~ the same irithout Kaiving or affecting the option to
foreclose or ar~ right hereunder, and every payment so made shall bear -
interest from the date hereof at the m~ rate. provided b~r the la~,rs - ,
of the State of Florida. _
3. To pa~r all and singular the costs, charges and expenses, in-
cluding lairyer~s fees, reasonably incurred or paid at ar~y time by said
Mortgagee, its successors, legal representatives or assigns, because
of the failure on the part o~ the sa;.d Mortgagors, their heirs, legal
representatives or assigns to perf~~~~n, con~ly eith and abide by each
and every the stipulations, agreements, conditions and covenants of
said promissory note and this deed, or either, and every such p~yment
shall bear interest from date at the maudnnun rate provided by the la~rs
of the State of Florida. ~
