(2) The MORTGAGOR herein shall pay within 30 diys of ih~ dus date all pertinent charyes for firs and
windstorm insurance, a!! ad vo{orsm city a~d/or aouMy taxes, any special improvement a:sessme~h and any
other special governmentat assessments or cha~yes.
(3) If t~e MORTGAGOR herein do not make ths psy-ments on the f irs t nwrtgaye , the fi~e and
windstorm insuronce promiums and governmental taxes or special assessments a: they come due, as wel! as

(5) The MORTGAGOR herein will at the request of the MORTGAGEE herein, refinarKa the first mortgage
now encumbering this property at sny tims desrr~d dssirobk by the MOR7GAGEE herein. The pro-
ceeds of the said refinanciny shal) be applied a~ainst the unpaid batancs due henaunder.
(6) The MC3RTGAGOR herein wil! bs at the requast of the MORTGAGEE herein adcnowledge, in writing,
the existence of this mortga9e snd ths amount still dus thereon on a estoppel form provided for tf~is pur-
pose by the MORTGAGEE .
Fsilure on tt?e paN of the MORTGAGOR to comply with, perform, or abide by any of the agreert~enri,
stipulations, conditions and covenants a: ~t forth above in section: 1, 2, 3, 4, 5, 6, empowers the MORT-
GAGEE herein, af his option, to declare the entire balsnce due he~eunder, to be due and payabls at once
without noti+oe. Failure of the MORTGAGEE herein b exerciu this option st any time shall not aonstitute a
waiver of the right to exercise this option at wrrw later time.
