+ RESTRICTIONS
TO WHOM IT MAY CONCERN '

WHEREAS, GENERAL DEVELOPMENT CORPORATION, a Delaware corporation,
hereinafter referred to as "GENERAL", authorized to do business in the State of Florida, is the
owner of the following described property, situate, lying and being in St. Lucie County, Florida,
tawit: SOUTH PORT ST. LUC1E UNlT FOURTEEN, a subdivision in St. Lucie County, Florida
according to the plat thereof recorded in Plat Book ~6 , at Pages 29 thru~,9C' of the Public
Records of St. Lucie County, Florida; and
WHEREAS, the property above described is not subject to restrictions and limitations of record;
and
WHEREAS, it is now desired by "GENERAL", to place restrictions and limitations of reoord
as to the use of each and every one of the lots, tracts, and parcels located in said subdivision,
NOW THEREFORE, "GENERAL", does hereby declare that each and every one of the
numbered lots are hereby restricted as follows: ~
1. Residential Lots
a. All lots in all blocks are single family residence lots, and no principal buildir~g
shall be constructed or erected on any single family residence lot other than one detached
sing~e family dwelling not to exceed two (2) stories in height. Exterior roof design
shall be of either a cement tile, Barrel tile, Bahama style tile or wood shingle or shake
roof material. Other decorative roof materials must be approved by the committee
described in paragraph 3 of these restrictions.
b. As to all lots in blocks 184, 189, and 190, no single family residence lot shall
be resubdivided into building lots having less than twelve thousand five hundred (12,500)
square feet.
- c. As to all lots in all blocks not aforementioned, no single family residence lot
shall be resubdivided into building lots having less than fifteen thousand (1 S,OUO) square

feet.

~ d. Nor shall any principal structure be erected on said lots having an area of less
~ than one thousand seven hundred (1700) square feet (living area) for a one-story building;
nor less than two thousand one hundred forty (2140) square feet (living area) for more
than a one-story building.
With respect to all of the foregoing and for the purpose of the covenants set forth in this Declaration
of Restrictions, the minimum square footage residence requirements shall be established and construed
as being exclusive of carports, prages, screened porches, patios and outside storage areas. Provided,
however, that this shall not be construed to permit any portion of the building such as eaves,
steps, open patios and wing•wails, etc., to encroach upon another lot or int~ or upon any easements.
