aforesaid; that it shall be lacaful for the Mortgagee, aC all times
peaceably and quietly to enter upon, hold, occupy and enj oy said land,
and every part thereof; that the land is and will remain free from all
encumbrances; that said Mortgagor will make such further assurances to
prove the fee simple title to said land in said 1?iortgagee as may be
reasonably required, and that said riortgagor does hereby fu].ly warrant
the fiitle to said land, and every part rhereof, and will defend the
same against the lawful claims of all persons whomsoever.
PROVIDED, AL[~AYS, that if the Mortgagor shall pay unto the
Mortgagee the indebtedness to Mortgagee in the principal sum of
T~nio Million ~ao Hundred Thousand and NO/100ths
Dollars 2,200,OO~.QO ) as evidenced by that certain Promissory
Note of even date herewith, executed by Mortgagor and payable to the
order of Alortgagee, coith interest and upon the terms as provided
therein, which Note provides that all installments of principal and
interest are payable at the office of payee, 743 North [~a ter Street,
Milwaukee, Wisconsin 53201, or at such other place as the holder may
desi_gnate in writing, to~ether with any Note or Notes hereafter execu-
ted by the Mortgagor herein by and in accordance with paragraph thir-
teen of this mortgage as hereinafter set forth and secured by the lien
ot this mortgage, together with interest as therein stated, and that
each maker and endo?-ser agrees to pay all costs o~ collection, in~lud-
ing a reasonable attorney's fee, upon default in the payment of said
Note, and that if default be made in the payment of any installment
thereLnder and that if such default is not made good in accordance
with the terms of said Note, that the entire principal sum and accrued
; interest shall become due and payable without notice at the option oF
~ the holder thereof. And shall dul~, promptly, and fully perform, dis-
€ charge, execute, effect, complete and comply cvith and abide by each
~ and every the stipulations, agreements, conditions, and covenants of
~ said promissory rote and this Mortgage, then this Mortgage and the es-
~ tate hereby created shall cease and be null and void.
~ And the Mortgagor further covenants as follows:
1. That they will pay the indebtedness, as hereinbefore provided.
2. That they will pay all taxes, assessments, water ra.tes, and other
governmental or municipal chargES, fines or impositions, for
which provisioii has not been made hereinbefore, and in default
~ thereof, the rlortgagee may pay the same and be secured by the
~ lien of the Mortgage; and that they will promptly deliver the
~ official receipts therefore to the Mortgagee.

3. That they c•~ill pem.lit, con-~nit, or suffer no waste, impairment or
~ deterioration of said property or any part thereof, and in th~
~ event of the ;ailure of the Mortgagor to keep the buildings or
~ said premises and those to be erected on said premises, or im-

repairs as in its discretion it may decm necessary for tf~e proper
