. 5. If any payment provided for in that note is not paid within 30 days after it becomes .
due, or if any agreement in this mortgage other than the agreement to make the payments is
breact~ed, the entire unpaid principal balance of that note shall immediacely become due at the
option of the 111ortgagee and the 111ortgagee may foreclose this mortgage in the manner provided
by iaw, and have the mortgaged property sold to satisfy or apply on the indebteciness hereby
secured.
6. The rents and profits of the mortgaged property are also hereby mortgaged and if pro-
ceedings to foreclose this niortgage shall be instituted the court having jurisdiction thereof should
appc~int a receiver oE the mortgaged property and apply those rents and profits to the indebtedness
hereby secured, regardless of the solvency of the Mortgagor or the adequacy of the security.
