To pay all and singular the rost~, charges, expe~ses snd attorney'~ fcea reasonnDly incu~red or paid at any time by the Mortgagee DecBUSe ot any default as to eny stipulatiun, ngreement and co~~enant ot the note nnd thts Mortgage, or eithe~, or in any suit or proceeding at faw ar in eyuity to whicA the tiior~gagee shall be and become s party in ceterence to the MortgagoNs internst fn the premis~s herein mortgaged, or in sustaining the tien or priority ot thk Mortgage; the amuunts of any such costs, charges, expe~ses and tees shall also be deemed a charge and indebtedness secured hereby ~+nd bear Interest at the same rat~ as the principal indebtednest. In the event ot s detault in any of the co~•enants oi this 1?lortgage, the tiiortgagee ls e~cpresily given the tight, w~hich may be exe~cised at any time during the existencc of any detault and so long es a detault shall exist, to take posses- sion ot and hold the premises, with or without procest of lew, t~nd collect and recelve tne rents, issues and pmfits there[rum, veith or witteout taking po.zsession ot the premises, and to apply the rents, issues and pro8ts to the payment o[ expenses, charges and amounts due and payable under the proeisions of the note and this Mortgage. And the ~lortgagee may. at any time pending a suit upon thia Mortgage, apply to the Court having iurisdiction of such suit tor the appointment ot a recei~•er ot all and singular the prem(ses and the rents, isSUes and pro8ts thereof, end thereupon the Court shall torthwith, as a strict matter ot right in the Mortgagee, and wtthout conslderation ot the value of the mortgaged premtses as security tor the amounts due the 2?lortgagee, or the sol~ency ot nny person or persons bound tor the payment ot such amounts, and without notice, eppoint a receh•er ot all such premises with the usual powets and duties including the power to rent the premises and to coilec~, the rental thereot and theretrom, the revenue derived trom said premises to De applied to the proper charges snd expenses attending the receh~etship, ttuces and assessments and other charges sgainst and for the protection ot the premises, the peyment o[ the indebtedness secured hereby, or as the Cuurt may otherwise direct. 8. It the premises, or any part thereof, is taken or dsmaged under any power ot eminent domatn or otherwLse, then wpatever moneys shall ~hereby become due the 1liortgagor are hereby t.ssigned and shall be pald to the Mortgagee, who. i?tter deducting a!1 rnasonable costs and expenses which may ha~•e bee~ incurred by it in the collecUon thereof. ahall apply the rnmainder of the sums recei~ed to the payment and satisfacUon ot the indebtedness secured hereby in fuU or pro- tanto. Any surplus of such moneys over and aboee the amounts necessary to pay tn full all lndebtedness heteby secured shall be pa3d to tAe Mortgagor. 9. The 1?fortgagee shall ha~•e the right at any time and trom time to time, and without notlce to or consent ot any person, to release any portion of the premises from the lien of this biortgage and to extend the time ot psyment of all or any part ot the Indebtedness, without a8ecting or releasing the personal liability ot any person llable for the pa~~nent ot any sum or interest secured hereby and w•ithout in anvx•ise altering, ~•arying or diminishing the [orce, etfect or llen of this \lortgage on all o[ the premises not speciflcally released from the lien o[ this Mortgage by the Mortgagee.
