AND THE MORTGAGORS DO hereby cvvenazet and agree:
1. To pay all and singular the principa1 and interest and other sums of money payable by virtue of said promissory note ~
:~nd this mortgage, or either, promptly on the days respectively the same severally come due.
2. To pay ait and singuiar the tazes, ass~enents, levies, liabilities, obligations and incumbrances of every nature and kind
now on said described property, or that hereafter may be impo~e~, suffered, placed, levied, or assesseci therean, or that hereaEter
ma,y be levied or assessed upon this bto~tgage, or t6e i~iebtedness secured hereby, cach and every, when due and payable,
according M law, before they become delinquent, and before any interest attaches or any penalty is incumed; and insofar as
any thereof is of record the same sltiall be pmmptly ratisfied and discharged of reeord and the original official document (such
ss, for instanee, the tax receipt or the~ satisfaction ~aper officially endo~ed or certified) shall be placed in the hands of said
Association as'~lortgagee within ten days next aftet ~rayment; and in tbe event ihat any thereof is not paid, satisfied and discharged,
said Association may at any time pay the same or ~.ny pazt thereof ~vithout waiving or affecting any option, lien, equih~ or right
under or by virtue of this J}ortgage, and the full amount of each and every such payment shall be immediately due andpa

3. To keep the buildings and all equipment and penonal property now or herra[cer on said premises rnvered by ~t?is mortgage. ~
i~uured in a sum equal to at least tht amount ot the mortgage, or an amount suf[icient to comply with any eo-insurance ~quire-
ment rnvering the same under the laws of the State of Fbrida, rnvering laas [rom both lire and storm, making the loss under said
policies, each and every, payable to the Association, as mortgagee, as its intcrest may appear, and said insurance shall be in a gooci
and responsiWe insurance rnmpany satis[aaory to said Association, and written by a responsible local agent satisfutory to said Asso-
ciation; and the policy or policies shall bear a standard mortgage dause without mntribntion, and, if the original principal amwint
ot [he mongage is Fi[ty. Thousand and no/ 100 Dollars (s50,000.00) or in e~ccess thereof, shall be held by the Association, and, in
che event any sum oE money becomes payable un~er such policy or policies, che Association shall have the option to receive and apply f
the same on account of the indebtedness hereby secured, or to permit the mortgagon to receive and use it, or anr part thereof, for ~
other purposes, without thereby waiving or impairing any equity, tien, or right under and by virtue oE this mortgage, and may €
place and pay for such iruura~ce, or any part thereot, without wai~•ing or affecting its option to foreclose, or any right hereunder, ?

4. To permit, commit, or suffer no waste, impairment or deterioration of said propert~•, or :iny part thereof, and upon
tt~e failuro of the mortgagors to iceep the buitdings on said p~pert}' in good randition of repair, ihe .4ssociation may demand the
immediaie repair of said buildings or the immediate rejrayment of the debt hereby secured, and the failure of the mortgagors
to comply with said demand of the Association for a period of Thirty (30) days, shall constitute a breach 'of this mortgage,
and, at the option of the Association, immediatelv mature the entire amount of principal and interest herebv secnred, and the
.~ssociation, immediately and wit~out notice, may institute proceeclin;s to foreclose this mortgage and apph• for the appointment
~f a Receiver, as hereinafter provided. -
5. This mortgage contraM provides for additiona) advances ~~•hich may be made at the option of the association and
tecured by this mortgage, .and it is agreed that in the event of su;.h acLyances the amount may be added to the morigage debt
and shall increase the unpaid balance of the note hereby secured by the amount of such advance and sh311 be a part of said `
note indebtedness under all the terms of said note and this contract as fully as if a new such note and rnntract w•ere executeci }
.~nd delivered. An additional advance agreement may be gi~•en and accepted for such advance and pmvision ma} be made for ~

8. .If any of the sums of muney herein refeaed to be not promptly and fullv paid within Thirty (30) days next after ~
the same severally come due and payable, or if each and every the stipulations, agreement, conditions, and covenants o( said -
promiswry note and this deeci, or either, are not duly performed, complied with and abided by, the aggregate sum mentivned
in said pmmissory note and anv other amount or amounis added to the mortgage indebtedness under the terms of this mortgage
shall bvrnme due and ~ravable forthwith or thcreafter at the option of the Association~ as fully and completely as if said aggregate
sum of money ~vas originally stipulated to be paid on such day, anything in said promissory note or herein to the contrarv not-
.vithstanding. ,

7. To deliver to the Association, on or before '.1larch Ia'th, of each year, tax recei~ts evidencing the payment of al! la«--
ful~y imposed taxes for the preceding calendar year; to deliver to ihe As.wciation receipts evidencing ihe payment of all liens ;
for public improvements within ninety (90) days after the same shall hecome due and payable, and to pay or discharge within
ninety (9p) davs after due date, any and all governmental levies that may be made on the mortgaged pmperty, on this mort~age
~r note, or in any other way msultinR from the mortgage indebtedness secured by this mortgage.
