instance shall incluc~~i~i~~rtgagor's heirs, executors, successors, legal representatives, and assigns, including all sub-
sequent grantees, either voluntarily by act of the parties, or involunta~ily by operation of law and shall denote the
singular a~d/or plural, and the masculine and!o~ feminine and the natural and/or artificial persons, whenever and
wherever the context so requires or admits, as parties of the first part, and COMMUNITY FEDERAL SAVINGS AND IOAN
ASSOCIATION OF RIVIERA BEACH, a corporation existing under ihe laws of the United States of America, hereinafter
called the Mo~tgagee, which term as used in every instance shall include the Mortgagee's successors, legal representa-
tives, and assigns, as party of the second part.
WITNESSETH, That for divers good and valuable considerations, and also in consideration of the aggregate
sum of money named in the promissory note of even date herewith, hereinafter described, the Mortgagor does grant,
bargain, sell, alien, remise, release, convey, and confirm unto the Mortgagee, in fee simple, the following described
real estate, of which the Mortgagor is now seized and possessed, ~nd in actual possession, situate in the County of
St. LuCie . State of Ftorida, to-wit:
Lot 21, Block 32, RIVER PARK, Unit 4, according
to the Plat thereof as recorded in Plat Book 11,
page 9, St. Lucie County, Florida, public records.

~ TOGETNER with all slructures and i~nprovements now and hereafter on said land and ihe fixtures attached
thereto and all rents, issues, proceeds, and profits accruing and to accrue from said premises all of which are included
within the foregoing description and the habendum hereof. Also all gas, steam, electric, water and other heating,
~ cooking, refrigerating, lighting, plumbing, ventilating, irrigating, and powe~ systems, machines, appliances, fixtures

~ gagor, the Morrgagee may hereafter, at its opt~on, at anytime within twenty (20) years from the date hereof and be-
~ fore full payment of this mortgage a~d notes secured hereby, make further advances to the Mortgagor and any such
~ further advances, with interest, shall be secured by this mortgage and shall be evidenced by an additional no~e then
~ unpaid, and the total amount of indebtedness that may be secured by this mortgage may decrease or increase from time
~ ro time, but the total unpaid balance so secured at any one time shall not exceed rhe maximum principal sum of
