i and 7, which is attached hereto and by this reference incorporated

~ ~ Mortgagor covenants and agrees that it will at all times, during
the continuance of said mortgage lien, properly fertilize, spray,
I remove and replant dead trees, cultivate, irrigate, care for and
maintain in a productive condition all of the citrus grove on the 4
above described property in a manner consistent with the best ~
~ care and cultural practices ordinarily utilized in the care of
such groves in St. Lucie County, Florida, and mortgagee ma enter

i upon the above described premises to inspect the condition of said
' grove at all reasonable times.

~ ! Mortgagor does hereby give, grant and convey to mortgagee a lien
~ ~ upon the 1972-73 crop of citrus fruit growing or to he grown on
the above described land and said lien shall continue on all
future citrus crops until the indebtedness secured hereby is
discharqed in full and said lien shall be prior in right and
dignity to any liens for materials or labor furnished for the
cultivation or improvement of the citrus grove described above.
Mortgagor does further give, grant and convey to mortgagee a 1.ien
upon all drainage and irrigation equipment presently instal.led
or situate upon the above described property including, without
limi.tations, all pumps, motors, wells and the like, and mortgagor
covenants and agrees to maintain the same in a good state of
repair equivalent to the condition of said equipment at the time
of execution hereof and any failure by mortgagor to so maintain
the same shall constitute a default hereunder.
The crop lien mentioned above is subordinate to the right and
interest of Tropicana Products, Inc. by virtue of that certain
agreement dated February 21, 1972 and recorded February 23, 1972
in O. R. Baok 199 page 2571, public records of St. Lucie County,
Florida.
