the time of my death includes the following described real property:
Lot 8, Block 774, PORT ST. LUCIE
SUBDNISION, S~. Lucie County, Florida,
then in that event, my Trustees shall convey by quit-claim deed
title to said property to THE FLORIDA FEDERATION OF THE THEOSO-
PHICAL SOCZETY IN AI~ERICA, provided that said organization is in
existence at the time of distribution.
E. The remaining corpus and undistributed net income of the
Trust Estate shall be disposed of by my Trustees in ttie following
~
manner:
1. If my beloved sister, MAUD MARSHALL survives me, then
my Trustee shall pay one-third of the residuary estate to my said
beloved sister. In this event, my Trustee shall divide the re-
- maining two-thirds of the residuary trust estate among my nieces
and nephews who survive me, to--wit, CHARLES W. BOYE, RUTH BOYE
POLE, and MRUDE F. BOYE, equally, and pay to each their propor-
tionate share outrigYit . ~
2. If my said beloved sister, MAUD MARSHALL, predeceases
me, then my Trustee shall divide the remaining corpus and undis-
tributed net income of the Trust Estate equally among my beloved
nieces and nephews, CHARLES_W. BOYE, RUTH BOYE POLE, and MAUDE F.
BOYE, equally, and pay to each their proportionate share outright.
ARTICLE IV .
In the administration of the Trust, my Trustee shall have -
the following powers, all of which shall be exercised in a
fiduciary capacity, primarily in the best interest of the Grantor:
A. To hold any or aIl of the Trust Estate in the form of
investment in which received.
B. To sell at publie or private sale, to mortgage, pledge, ;

or hypothecate, or to exchange or lease (including lease for a '
period extending beyond the term of this Trust), any stocks, notes,
securities, real estate, minerals, and other trust property, upon
