IN ADDITION TO THE COVENANTS HEREINAFTER SET OUT THE MORTGAGEE AND MORTG/1itaORS ~ COVENANT AND AGREE THAT: ~ I (1) The MORTGAGOR herein shall make within 7 days of ths due dats, ths psyments 4allsd ! for in the f 1t8 t mortgags now entumbe~inq this property, to the MORTGAGEE herein at i ~ 1tS office or some other place as designated by the MORTGAGEE herein. ~ (2) The MORTGAGOR herein shall psy within 30 days of the due date all peNinent charges for fire an~ ~ ~ windstorm insurance, all ad vobrem city and/or oounty taxes, any special improvement assessments and any other special governmental assessme~ts or charges. (3) If the MORTGAGOR herein do not make the pay-ments on the f irs t mortgage , the fire snd windstorm insurance premiums and governrr~ental taxes o~ special assessments as they come due, as wel) as the payments called for in this mortgage deed, ihen the MORTGAGEE herein can at itS ~ option make these payments, adding said payments made to the balance due hereunder. If any one or all of the aforesaid payments remain unpaid for a period of 7 days or more, ihen the MORTGAGEE can at option, v~ithout further notice declare the balance due under this mortgage due and payabfe in full at once and forthwith place the matter in the hands of an attorney for collection or enforcement. In ihis evenf all co:ts incurred will be chargeable to the balance due under this mortgage- (4) The MORTGAGOR herein shall not further encumber this property except by obtaining WRITTEN per- miss+on of the MORTGAGEE herein and any attempt to do so without this written permission will be null ~ snd void. (5) The MORTGAGOR herein will at the request of the MORTGAGEE herein, refinance the first mortgage ~ now encumbering this property at any time deemed desiroble by the MORTGAGEE herein. (6) The W10RTGAGOR herein will be at the ~equest of the MORTGAGEE herein acknowledge, in writing, the existence of this mortgage and the amount stil) due ihereon on a estoppel form p~ovided for this pur- pose by the MORTGAGEE . t7) Failure on the part of the MORTGAGOR to comply with, perform, or abide by any of the agreements, stipulations, conditions and tovenants as set forth above in sections 1, 2, 3, 4, 5, 6, empowers the MORT- r~ GAGEE herein, at his option, to declare the entire balance due hereunder, to be due and payable at once without notice.
