12. That, in order more fully to protect the security of ttiis murt-
gage, the mortgagor, together with, and in addition to. the monthly pay~inents
under the terms of the note secured hereby, on the first day of each month
until the said note is iully paid, and in addition to th~ provisions hereinbefore
made, will pay to the mortgagee the following sums:
{a) A sum equal to the premiums that will next oecome due and pay-
atrle-a~-policies of fire and other hazard insurance co~-ering the mortgaged
-property, plus taxes and assessments next due on the mortgaged property (all
is estimated by the mortgagee)less all sums already paid therefor divided ~y
the number of months to elapse before one month prior to the date when such
premiums, taxes and assessnzents will oecome due.
(b) All payments mentioned in the preceding subsection of this para-
graph and all payments to be made under the note secured hereby shall ~e
added together and the aggregate amount thereof shall ~e paid oy the mortgagor
each month in a single payment due upon the first of each and e~~ery month
hereinafter
Any deficiency in the amount of such aggregate monthly payment shall. unless
made good by the mortgagor within thirty (30) days next after the same becomes
due and payable, constitute an e~~ent of default under this mortgage.
13. If, however, the monthly payments made by the mortgagor under
(a) of paragraph 1L preceding shall not be sufficient to pay taxes and assess-
ments and insurance premiums , as the case may be , when the same shall
become due and payable , then the mortgagor shall pay to the mortgagee any
amount necessary to make up the deficiency, on or before the date when payment
oi such tates, assessments or insurance premiunis shall be due.
IN WITNESS WHEREOF, the said mortgagor has hereunto set his hand
and seal the day and year first aforesaid.
