~ 2. In order more full~ to prntect the security of this mortgage, the r~ortgagor, together with, and in

~ such sums to be held by Mortgageemtrusttopaysaidgroundrents,premiums~taxea,andspeciala~essrnents.
' (b) The aggregate ot the smounta~able pursusut to subparagraph (a) and those psyable on the note eecured
~ hereby, shall be paid in a e payment each mont6, to be applied to the following items in the order
~ stated
~ (I) ground renta, ta:ea, sse~smeata, 5re, and other hasard insurance premiums;
(II) interest on the note eecured hereby; and
~
- (III} amortisation of the principal of said note. ~
Any deficiency in the amount of suchaggregate monthly payment shall, unleas made good by the Mor~
~ gagor pr~or to the due date of the next such payment, constitute an event of default under 4his mortgage. ~
" At Mortgagee's option, Mortgagor will pay a"late charge" not exceeding four per centum (4%) of any inst_all-
ment when paid more thsn Sfteen (15) dnya atter the due date thereof to cover the eatra expense involved in
~Y handling delinquent payments, but such "late charge" shall not be psyable out of the proceeds of any sale
made to setisfy the mdebtxdness aecured hereby, unless such proceeds are sufficient to discharge the entire
~ indebtedness and all proper costs aad expensea secured thereby.
