O. Box 3389, Fort Pierce, Florida - 33450, hereinafter called the grantor, to SURFSIDE PRIVATE BEACH, INC. , a Florida corporation, whose mailing address is c/o Don A. Brown, 1923 Eucalyptus Avenue, Fort Pierce, Florida - 33450, hereinafter called the grantee: WITNESSETH: That the grantor, for and in consideration of the sum of $10.00 and other valuable considerations, receipt whereof is hereby acknow- , ledged, by these preesents does grant, bargain, sell,alien, remise, ~ release, convey and confirm unto the grantee, all that certain land situate in St. Lucie County, Florida, viz: All of Block 12 " CABANA CLUB" as per plat of SURFSIDE UNIT ONE on file in Plat Book 10, page 1?, of the public records of St. Lucie County, Florida. TOGETHER with all the tenements, hereditaments and appurtenances thereto belonging or in anywise appertaining. TO HAVE AND TO HOLD, the same in fee simple forever. THIS conveyance is made upon the express condition and as one of the express considerations hereof, that the herein described real property shall be kept and used as a private beach and recreational facility for the use and enjoyment of the lot owners in the subdivisions entitled SURFSIDE U1vIT ONE and SURFSIDE UIVIT TWO as per plat thereof respectively on file in Plat Book 10, page 17, and Plat Book 11, page 8 of the public records of St. Lucie County, Florida.
