parties hereto. Wherever used, the singular number shall include the plural
and the plural the singular and the use of any gender shall include all genders.
13. Upon reduction by the second party af the Promissory Note incorporated
hereinabove, which Mas executed by the second party to the first party, herewith,
to the principal amount of 518,460.04, first party shall execute and deliver a
Warranty Deed in standard form to second party, showing first party's title to
be free and clear of all liens and encumbrances except improvements and assess-

ments which have been certified after June 3~, 1972, which said assessments
shall be the sole_responsibility of second party herein. Second party further
agrees to simultaneously execute a Purchase Money First Mortgage, in a form
prepared by first party's attorneys; encumbering the above described real prop-
erty in favor o€ first party and as security for the unpaid balance of the
said Promissory Note. All recording costs of the said transaction shall be at
the cost of the second party including surtax and Florida documentary stamps
on the Deed, recording the Deed, intangible tax on the mortgage and recording

the mortgage.
The parties have hereunto set their hands and seals the day and year first
written above.
