WARRANTY DEED

THIS INDENTURE, made this 13th day of July, A. D., 1972, by
' and between W. S. DU BOSE, INC., a Texas corporation hereinafter
referred to as Grantor and JOHN S. SHAPIRA, whose mailing address is
135 South LaSalle St., Chicago, Illinois 60603, hereinafter referred
to as Grantee:
WITNESSETH:
That the Grantor, for and in consideration of the sum of Ten
($10.00) Dollars and other good and valuable considerations, receipt
whereof is hereby acknowledged, hereby grants, bargains, sells, aliens,
remises, releases, conveys and confirms unto the Grantee all the
followinq described land situated in St. Lucie County, Florida, to wit:
Parcel A - •
From the Southeast corner of the Northeast 1/4 of the North-
east 1/4 of the Southwest 1/4 of Section 34, Township 35 South,
Range 40 East, run West along the South line of said Northeast 1/4 •
of the Northeast 1/4 of the Southwest 1/4, 48 feet to the West
riqht of way line of U. S. Highway No. 1 and the Point of
Beginning; Thence run North along said right of way line 138.77
feet; Thence on an angle of.96~55'15" as measured from South to
West run Northwesterly 261.89 feet; Thence run South parallel
with the West right of way line of U. S. Highway No. 1, 173.24
feet ~o the South line of aforesaid Northeast 1/4 of the North-
east 1/4 of the Southwest 1/4; Thence run East 260 feet to the
Point of Beginning.
Parcel B
From the Southeast corner of the Northeast 1/4 of the North-
east 1/4 of the Southwest 1/4 of Section 34, Township 35 South,
Range 40 East, run West along the South line of said Northeast 1/4
of the Northeast 1/4 of the Southwest 1/4, 48 feet to the West
right of way line of U. S. Highway No. 1; Thence run North along
said right of way Iine 138.77 feet to the Point of Beginninq;
Thence on an angle of 96~55'15" as measured from South to West
run Northwesterly 261.89 feet; Thence run North parallel with
U. S. Highway No. 1, 25.18 feet; Thence run Southeasterly
parallel with the Southerly line of the parcel herein described
261.89 feet to the West right of way of U. S. Highway No. 1;
Thence run South 25.18 feet to the Point of Beginning; subject t
to the easement upon and over said Parcel B, created by reserva- '
tion in deed dated June 1, 1972, filed June 21, Z972, and
recorded in Official Records Book 203, page 1603 of the Public
Records of St. I.ucie County, Florida, which easement is hereby ;
again specifically reserved to Grantor, its successors and

i Subject to that Lease between W. S. Du Bose as Lessor and Air
i Control Products of Ft. Pierce, Inc., as Lessee, dated August 5,
1971, filed December 16, 1971 and recorded in Official Records
Book 198 page 109 of the Public Records of St. Lucie County, ?
Florida and unrecorded amendments thereto. '
Subject to that certain Mortgage Deed in the amount of $187,500.00 f
which Grantee does not assume or agree to pay and also subject to
a certain collateral assignment of lease made in connection therewith.
ALSO SUBJECT, however to the restrictions and easements of record.
Together with all the tenements, hereditaments and appurtenances .
' thereto belonging or in anywise appertaining.
