i~! ADD1710N TO THE COVENANTS HEREINAFTER SET OUT THE MORTGAGEE AND MORTGAGORS
, COVENANT AND AGREE THAT:
(i) The MORTGAGOR herein shsll make within 'j days of the due date, the payments wlled
for ~n the first mortgage now encumbering tF~is property, to the MORTGAGEE here+n ai
it S office or some other place as designated by the MORTGAGEE herein.
{2) The IV~ORTGAGOR herein shall pay within 30 days of the due date all pertinent charges for fire and
wincistorm insursnce, aN ad volorem city and/or munty taxes, any specia) improvement assessments and any
other special governmental assessments or charges.
~ (3) If the MORTGAGORS herein do not make the pay-ments on the First mo~tgage , the fire and
' windsiorm insurance pr~miums and governmental taxes or special assessments as they come due, as well as

the pzyments called for i~ this mortgage deed, then the MORTGAGEE herein can at itS
~ption make these paymants, adding said payments made to the batance due hereunder. If any one or ati of
the aforesaid paymenis remain unpaid for a period of 7 days or more, then the MORTGAGEE can at
o~tion, without further notice decfare the balance due unde~ this mortgage due and payable in full at once
and forthwith place the matter in the hands of an attorney f~r collection or enforcement. In this event all
costs incurred will be chargeable to the balance due under this mortgage-
(4) The MORTGAGOR herein shall not further encumber this property except by obtaining WRITTEN per-
mission of the MORTGAGEE herein and any attempt to do so without this w~itten permission will be null
and void.
(5) The MORTGAGOR herein will at the request of the MORTGAGEE herein, refinance the first mortgage
naw encumbering this property at any time deemed desiroble by the MORTGAGEE he~ein. The pro-
~eeds of the said refinancing shaN be applied against the unpaid balance due hereunder.
(6J The MORTGAGOR hereirt will be at the request of the MORTGAGEE herein acknowledge, in writing,
tt~e existence of this mortgage and the amount still due thereon on a estoppel form provided for this pur-
pose by the MORTGAGEE .
:7) Failure on the part of the MORTGAGOR to comply with, perfo~m, or abide by any of the agreements,
stipulations, conditions and covenants a~ set forth above in sections 1, 2, 3, 4, 5, 6, empowers the MORT-
GAGEE here+n, at his option, to declare the entire balance due hereunder, to be due and payable at once
without notice. Failure of the MORTGAGEE herein to exercise this option at any time shal) not constitute a
waiver of the right to exercise this option at some later time.
(8) The MORTGAGOR further agree that this mortgage constitutes the entire contrad between the par-
ties hereto, that they have read the provisions of this mortgage and the note it secures and that they are aware
of their right to have their own a»o.ney examine said mortgage together with the said note it setures and
advise them as to it.
