instance shall include ihe Mongago~ s heirs, executors, successors, legal representatives, and assigns, including all sub-
sequent grantees, either voluntarity by act of the parties, or involuntarily by operation of law and shall denote the
singular and/or plural, and the masculine and/or feminine and the natural and/or a?tificial persons, whenever and
wherever the context so requires or admits, as parties of the first part, and COMMUNITY FEDERAL SAVINGS AND LOAN
ASSOCIATION OF RIVIERA BEACH, a corporation existing under the laws of the United States of America, hereinafter
called the Mortgagee, which term as used in every instance shall inciude the Mortgagee's successors, legal rep~esenta-
tives, and assigns, as party of the second part.
WITNESSETH, That for divers good and valuable considerations, and also in consideration of the agg~egate
sum of money named in the promissory note of even date herewith, hereinafter desc~ibed, the Mongagor dces grant,
bargain, sell, alien, remise, release, convey, and confirm unto the Mortgagee, in fee simple, the following described
real estate, of which the Mortgagor is now seized and possessed, ond in actual possession, situate in the County of
St. LL1Cie , State of Florida, to-wit: ~
The Westerly portion of Lot 31 of BEACH CLUB COLONY
SECTION ONE, Plat Book 16, page 11 of St. Lucie County,
Florida, public records, more particularly described ~
as follows:
The Point of Beginning being the Northwest corner of said
~ Lot 31; thence proceed North 89~58'29" East along the North
line of said lot for 43.32 feet to a point; thence proceed,
South 00°28'O1" East for a distance of 77.00 feet to the
South line of said lot; thence proceed South 89°58'29" West
along the South line of said lot to the Southwest corner of
sa~ d lot; thence proceed~North 00°O1'31" West along the West
~ line of said Lot 31 to the Point of Beginning.

TOGETHER with all strudures and improvements now and hereaher on said land and the fixtures attached
thereto and all rents, issues, proceeds, and profits accruing and to accrue from said premises all of which are included
~ within the foregoing desc?iption and the habendum hereof. Also a{I gas, steam, slet7ric, water and other heating,
~ cooking, refrigerating, lighting, plumbing, ventilating, irrigating, and power systems, machines, applianaes, fixfures
~ and appurtenances, which now or may hereafter pertain to or be used with, in or o¢ said p~emises, even though fhey

IT IS ~AUTUALLY COVENANTED AN~J AGREED by and between the parti~ hereto that upon request of the Mort-
gagor, the Mortgagee may hereafter, at its option, at anytime 'within twenty (20) years from the date hereof and be-
fore full payment of this mortgage and notes secured hereby, make further advances to the Mortgagor and any such
further advances, with interest, shall be secured by this mortgage and shall be evideneed by an additional note then
unpaid, and the total amount of indebtedness that may be secured by this mortgage may decrease or increase from time
ro time, but the total unpaid balance so secured at any one time shall not exceed ~he maximum principal sum of

~ payment of taxes, levies, or insurance on the prbperty oovered by the lien of this mortgage with interest on such disburse-
