WITNESSETH, That for divers good and valuable considerations, and also in consideration of the agg~egate sum of money named in the promissory note of even date herewith, hereinafter desc~ibed, the Mongagor dces grant, bargain, sell, alien, remise, release, convey, and confirm unto the Mortgagee, in fee simple, the following described real estate, of which the Mortgagor is now seized and possessed, ond in actual possession, situate in the County of St. LL1Cie , State of Florida, to-wit: ~ The Westerly portion of Lot 31 of BEACH CLUB COLONY SECTION ONE, Plat Book 16, page 11 of St. Lucie County, Florida, public records, more particularly described ~ as follows: The Point of Beginning being the Northwest corner of said ~ Lot 31; thence proceed North 89~58'29" East along the North line of said lot for 43.32 feet to a point; thence proceed, South 00°28'O1" East for a distance of 77.00 feet to the South line of said lot; thence proceed South 89°58'29" West along the South line of said lot to the Southwest corner of sa~ d lot; thence proceed~North 00°O1'31" West along the West ~ line of said Lot 31 to the Point of Beginning.
