1. To aiake all payments required by that note and this ~ortgage promptly rfien due.
2. To pay all taxes, assessments, liens and encumbrances on that property prpoptly Khen due.
If they are not promntly paid the M'Artgagee ~~y pay them Kithout r+aiving the option to foreclose, artd such
payments, Hith interest thereon frort: toe date of payr.~nt at the sart~~e rate as specified in that note, shall
also be secured by this c~ortgage.
~ 3. To coa~mit, per~it, or suffer no waste, i~airment or deterioration of the mortgaged property.
~ 4. To pay all expenses reasonably incurred by the Hortgagee because of failure of the Mortgagor to
~ comply rrith the agreenents in thai note or this ~ortgage, including reasonable attorneys' fees and titie
~ searches. The cost th~reof~ ~ith interest tnereon from the day of pay~nent at the same rate as specified
in that note~ shall also be secured by this ~ortqage.
~ 5. If any paynent provided for in that note is not paid Hithin~30 days after it becanes due, or if
any agreemznt in this r.:ortgage other than the agreenent to r.ake the payrr,ents is breached, the entire unpaid
principat balance of that note shall ir.r,.ediately bece:re due at the option of the Nortgagee and ~tortgagep rray

apply on the indebtedness hereby secured.
