3ecor~d Parties aqree to pay all coats, chargea and
exponsea, including attorneys fees and title searches, reason-
ably incurred or p~?id by First Parties because of the failure
of second Parties to promptly and fully comply with all con-
ditions, covenants and agreemente containod herein. In the
event Second Paztiea fail to pay when uue any sums of money
payable by virtue of this agreement within 15 days next after
the same becomae due, or if each and every agreement, stipu-
lation, corulition and covenant of this agreement is not fully
performed, co~nplied with and abided by. tben the entire unpaid
balance og this agreement ahall forthwith and thereafter, at
the option of First Partias, become due and payab le and the
eatate hereby created in Second Parties shall cease, terminat~
and be null and void. Furthernare, this aqreement shall, at
the option of First Partie8, be forfeited and terminated and
