instance shall include the Mortgagor's heirs, executors, successors, legal representatives, and assigns, including all sub-
sequent grantees, either voluntarily by act of the parties, or involuntarily by ope~ation of law and shal) d~note the
singular and/or plural, and the masculine and/or feminine and the natural and/or artificial pe~sons, whenever and
wherever the context so requires or admits, as parties of the first part, and COMMUNITY FEDERAL SAVINGS AND LOAN
ASSOCIATION OF RIVIERA BEACH, a corporation existing under the laws of the United States of America, hereinafter
called the Mortgagee, which term as used in every instance shall include the Mortgagee's suaessors, legal representa-
tivrs, and assigns, as party of the second part.
WITNESSETH, That for divers good and valuable considerations, and also in consideration of the aggregate
sum of money named in the promissory note of even date herewith, hereinafter described, the Mongagor dces g~ant,
bargain, sell, alien, remise, release, convey, and confirm unto the Mortgagee, in fee simple, the following described
real estate, of which the Mortgagor is now seized and possessed, and in actual possession, situate in the County of
St. LuCie . State of Florida, to-wit:

according to the plat thereof, as recorded
in Plat Book 14,~page 31, of the Public
Records of St. Lucie County, Florida.

TOGETHER with all structures and improvements now and hereafter on said land and the fixtures attached -
thereto and all rents, issues, proceeds, and profits accruing and to accrue from said premises all of wtiich are included
within the foregoing description and the habendum hereof. Also all gas, steam, electric, water a~d other heating,
cooking, refrigerating, lighting, plumbing, ventilating, irrigating, and power systems, machines, appliances, fixtures
~ and appurtenances, which now or may hereafter penain to or be used with, in or on said prsmises, even though ihey
may be detached or detachable.
~ IT IS ~AUTUALIY COVENANTED AND AGREED by and between the parties hereto that upon reguest of the Mort-
~ gagor, the Mortgagee may hereafter, at its option, at anytime within twenty (20) years from the date hereof and be-
fore full payment of this mortgage and notes secured hereby, make further advances to the Mortgagor and any such
further advances, with interest, shall be secured by this mortgage and shall be evidenced by an additional note then
unpaid, and the total amount of indebtedness that may be secured by th~s mortgage may decrease or increase from time
to time, but the total unpaid balance so secured at any one time shall not exceed the mazimum principal sum of

payment of taxes, levies, or insurance on the property mvered by the lien of this mortgage with interest on such disburse-

incu~red in the collection of any or all of such sums of money.
